    • Your  Sanity: Late night phone calls and texts, emails, tweets about what broke  and what they can’t live without. What needs fixing? NOW! When in reality,  we know as homeowners that the budget just doesn’t always work that way.      Sometimes it takes a month or two to get things repaired or replaced. Renters sometimes don’t understand this.
    • Yardwork:  Most rental agreements call for the  renter to keep up the yard, but really, how many renters really spend time  sprucing up a yard and planting trees, shrubs, etc in a home that they don’t  intend to live in forever. It just doesn’t happen, so yards suffer. Weeds take  over lawns and flower beds, shrubs become unruly.

  • 5 Avoiding Scams and Selling Fast

    You don’t want to get scammed. It probably doesn’t need to be said, but it’s true. You stand to lose quite a bit of money and time, and the psychological effect can be quite damaging as well. Imagine it: You’ve found your dream home, you negotiate a great price, and it all seems too good to be true. Then your realtor skips town with your money and you find out that it was–in fact–too good to be true.

     

    This article is meant to make you aware of some of the scams out there and the steps that you can take to avoid becoming a victim.

     

    1. Hire a home inspector. A home inspector looks over the property to make sure there is nothing unusual about the home. They can help determine if there are any construction, safety, or any other type of concerns that you should be aware of. You also want to attend the inspection so you know they’ve done a thorough job.

     

    2. Don’t deposit money directly to the seller.  Most home offers involve a check, which is generally referred to as “earnest” money. It’s basically a way that the buyer expresses his “earnest” intent to purchase the property. Never make this check out directly to the seller. It needs to be deposited with a recognized real estate, title, or escrow company.

     

    3. Do a pre-close inspection. Like the initial inspection, the pre-close inspection is basically used to reassure the buyer that all is still well. If you close on a house that’s burned down, congratulations, you just bought a burned down house. This is your last chance to make sure that things are they way they’re supposed to be. If the seller won’t allow a pre-close sale, walk away. If there is something strange about it, bring it to the attention of your agent or an attorney.

     

    4. Buy title insurance. You would be well-advised to buy title insurance for the full amount of the purchasing price. If there is a title defect or sale fraud, a reputable title company will back your claim that you’re the new rightful owner of the home or they will pay you back the policy limit for losses you may have incurred.

     

    If you’re buying a home from the owner, you need to be extra careful. Scams are fairly rare, but they’re much rarer when you’re working with a legitimate real estate company. If you do your inspections, put your money into escrow, and buy title insurance, your purchase will be pretty well protected.

  • How to Sell a Home Quickly: Write Effective For Sale Ads

    Marketing your home is just as important as staging it and pricing it right.  Unfortunately, most home owners aren’t natural marketers. They may have a good sense of what they want in a home but usually lack a good idea of how to target their demographic and use their ad space to get prospective buyers’ attention.

    The number one thing to remember in marketing is what your number goal is: interesting the right people in your home. You want to attract not just any buyers but those most likely to be interested in your home. For example, if you live in a four bedroom home in a quiet suburban neighborhood you’re going to want to market your home to families with young children. However, if you have a large home in an upscale neighborhood you’re going to want to target people in high-paying professions. Think about who is going to be most likely to buy your house and what they will want to know.

     To do that can sometimes be an art, but these tips will help you:

    1)     Be honest.   Don’t try to make your home into something it isn’t. If it’s a fixer-upper be honest about that. You can still be positive about your home’s advantages but use words like “needs a little TLC” or “Handyman special” to let people know what to expect.

    2)     Be informative and descriptive. Don’t just say “house for sale”.  Describe your home when listing it. Using phrases like “spacious ranch-style home for sale” or “pet friendly tri-level” will do a much better job of getting you qualified leads.

    3)     Include contact info. This may seem common sense but a lot of people forget to include a phone number or email address for inquiries and to schedule showings. Don’t be one of those sellers!

    4)     Include pictures. A picture is worth a thousand words—in real estate, it might be worth even more. Take some good pictures of the main living areas in your home and any special selling points and include them.

    5)     Use active and descriptive language. Invite people to “come and see this immaculate bungalow, ideal for a first time homeowner!” That type of language will help the right people know if your house is what they are looking for and it will inspire them to do something about it.

    Selling your home is a lot of work, but the writing effective sales ads can make it a lot easier.
