    Owning an out of state rental property can be extremely costly. Sometimes travel is necessary, unless you pay a costly management company.      Cash Buyer? Who to trust?

           Just like with anything else you need to be careful of the bad guys. Not that they mean you harm, but when looking around for “cash buyers” for your home, you need to take precautions as not everyone is experienced and up front about everything. We  all know real estate is s tricky business. There are contracts, inspections, closing dates, escrow accounts, title reports, disclosures, addendums. Not everyone can be an expert.  Even if someone claims to be ‘Cash Buyers’ doesn’t necessarily mean they are experienced in buying and selling real estate. A number of things can go wrong and you aren’t careful, you might get stuck with the short end of the stick.

         A number of things to look at when considering a cash buyer.

     

    Experience: How long have they been doing this? Sure anyone with a stack of cash can get in the game, but money isn’t everything. Look for reviews, references, etc when doing your homework.

     

    Literature: How did they contact you? Do they have a legitimate website, phone number, business address? Are they well documented in the community. Can you find them online, on google, internet searches, etc.

     

    Great ratings: Check with the Better Business Bureau, the highest standard of reviews. Yelp is also a good one, but real testimonials from real past customers are your best line of defense in finding someone legitimate and a true professional.

     
    Personal interactions: You can tell a lot about a person just by first impressions and first meetings. Trust your instincts, but combine that with the power of research and use your best judgment. Sometimes if something’s too good to be true, it probably is.     The days are getting shorter, there’s a chill in the air and the leaves are starting to turn magnificent colors. Yes, it’s that time of year again! It happens like clock work, and even though we know what needs to be done around the house, sometimes things slip our minds or we just can’t find the time. For instance. How long ago did you clean out your gutters or pressure wash your driveway? Little things like that can fall through the cracks and become a big problem when the rain starts to fall.

        Ideally, right now, is the time to get those gutters clear of debris if you haven’t already. I’m sure you’re thinking, “What’s the point, the leaves are about to fall and clog them up again anyway?” Well, then look at it this way, you’ll at least make room for the fallen leaves and you’ll clean them out while it’s still dry out. Sure, you might have to do it again depending on your location, but that’s the joy of owning your own home.

        When was the last time you have your roof inspected? Making time for fall preparations is a necessity for the maintenance of your biggest investment.  Now is a Great time to make sure there are no surprises come November.

         If you want to prolong the life of your patio furniture, get it stored away in a clean dry place.

         Everyone’s heard of spring cleaning, but no one really talks about “Autumn cleaning,” and there is so much to do around the house to prepare for the cold days ahead. Getting it done now while there’s still sunny days is ideal and if you divide up the chores, you can still get out and enjoy the last few weeks of great Pacific Northwest weather.
