  • What to Tell a Cash Buyer About Your House

    So you’ve decided that before pouring money into repairs and upgrades to help your house sell on the standard home-buyer market, you are going to approach some cash buyers and see what kind of offers come in. What should you be prepared to tell a cash buyer in your first phone contact?

     

    • Your name and contact information – surprisingly people do forget to tell someone how to reach them in their message! Give the phone number you want to use to talk to them, and don’t automatically route them through your work number if you want more privacy.

     

    • What, specifically, do you hope the cash buyer will ultimately do for you? Do you want to just sell the house for cash and be done with it; or are you asking for help to fix it while you stay involved with the sale to a consumer? Or do you need information about all your options? Remember, they don’t know exactly what you have in mind or if it’s a match for what they do.

     

    • How soon do you want to close? Do you want to finish this within a week or two, or do you have more time?

     

    • The location of the house, starting with the address, of course. It can also be helpful to mention the nearest major cross-street and business or shopping district. It gives the cash buyer a mental head-start to know the property is just west of a major thoroughfare and a half-mile from a popular shopping district.

     

    • The general house description – bedrooms, square footage, etc. – and when the house was built. The standard description includes the size of the lot, number of bedrooms and baths and if there are extras such as a basement. The cash buyer will see the details for themselves when they visit, so you don’t need to spend time on an exhaustive description.

     

    • A short mention of the property condition, without elaboration, is all that is necessary. Remember that the cash buyer is a professional who will make his/her own on-site assessment. You could say simply that “everything works but it’s old” or a quick heads-up that “there are sagging ceilings and a sinkhole in the backyard”.

     

    • Let the cash buyer know when and how they can visit the property to perform their own inspection. Is there a lock box so they can do it on their own, or do you need to meet them there? Have alternate meeting times ready so you can schedule on the first phone call and save time on call-backs.

     

    Some cash buyers may want to do a detailed question-and-answer on the phone; others just want the property address and your phone number. Be prepared when you first make contact, and you can save time by avoiding having to call again with more information.

    An “estate house” is one listed for sale by the estate of a deceased person. For the purposes of this blog post – and for your information, if you are watching real estate listings – don’t confuse the term “estate for sale”, meaning landed property (like the Biltmore Estate), with an “estate house”, which can be any type of house being sold by the estate of a deceased person.

     

    If you are not familiar with the estate process here is a very short overview. When someone passes away with or without a will, all the person’s assets and debts are put into the legal possession of the “estate”. The estate is a temporary legal trust that executes the terms of the will, disposes of assets, and settles debts, before transferring the remaining assets to the heirs. Real estate property may be sold by the estate to meet the terms of the will, or to settle debts, or it may eventually be transferred to the heir(s).

     

    Last month I discussed many of the issues surrounding inherited houses and why it is essential to deal with them promptly – please read my blog posts on “inherited houses”. Many of the issues also apply to estate houses. This month I will discuss more of the specifics of converting estate houses (and inherited houses) into cash.

     

    The cash needed to prepare an estate house for sale is normally whatever assets are in the estate – that is, whatever the deceased person left behind. You may be the executor handling the estate, or you may be working with an attorney or other executor.

     

    • Get a thorough inspection of the house to know the true condition and what is necessary to prepare it for a traditional home-buyer sale. Especially if it was the long-time residence of the deceased person, expect a lengthy list of issues, many of them costly.

     

    • Have a real estate professional help you understand the local market for this house. What are recent sales prices for similar houses in various conditions, good and bad?

     

    • How much cash does the estate have to prepare the house for sale? Are any of the heirs willing to chip in more?

     

    • Is it worth it to put the cash of the estate and/or the heir(s) into the house to sell, or is it smarter to sell as-is, quickly and for cash, to a fix-and-flip company such as PDX Renovations?
      • Fixing the house may be a long process requiring knowledgeable management of sub-contractors and many choices of what and how much to fix.
      • Do you know what the building code requires, and what most benefits the house in this particular market? It is common for first-timers to put too much money into things that don’t improve marketability and overlook even small items that make an impression on home shoppers.
      • Expect hidden defects to emerge during the fixing process – even large show-stoppers. There is no control over what it may ultimately cost to get the house into the condition you are targeting.

     

    Selling quickly for cash is frequently the best option, by far, to solve the financial and other problems of an estate house.   • 4 Mistakes Owners Make When Preparing a House For Sale

    Anyone who has sold a house in the past knows only too well that major expenses can be in order to make the house marketable, and/or to get a buyer to close on their offer. The house seems fine to the family that has lived there for years – but the offers show that home-buyers want you to replace your ancient-but-functioning water heater, and want price concessions to allow them to replace the carpet.

     

    You’ve gotten the pep-talk from your real estate agent about what makes one house stand out over another to a potential buyer. But here is where owners eager to sell often start to go wrong – they spend money to freshen and brighten their house – but not in the ways that interest buyers.

     

    • Owners anxious to make their property appealing can make the mistake of putting their own color preferences first. The owner might not realize that the sunshine yellow wall paint they love is a show-stopper for the home-shoppers who don’t want to live with it. The owner may despair over the recommended color neutrals, but that’s what sells homes.

     

    • Owners often to invest in things that buyers consider nice to have, but won’t pay more to have. Upgrades such as full-room sound systems are great! They may even help your property be a first choice and sell sooner. But home-buyers shopping your neighborhood may not be willing to actually pay extra for that, or for expensive decorator molding along the top of the walls.

     

    • Owners may spend gobs of money spiffing up one room but neglect the others, while buyers look for consistency throughout the house. Even minor disrepair throughout the property – chipped baseboards; floor cracks; peeling paint around the windows – will create a bigger impression on home-shoppers than one major upgrade in one room. Cute new kitchen cabinets with extra pull-outs will be canceled by ragged carpets and fading paint elsewhere, as far as home-shoppers are concerned.

     

    • Overly-personalized décor, creative furniture arrangements, too many photos and wall-hangings, may warm up a room with the owner’s personality, but it can put off the next person who is considering living there. Eclectic looks and furniture that doesn’t fit the space make the house look like a series of problems to someone considering making it their own.

     

    One person’s treasure is another’s trash, and that is never more true than in staging or decorating a house for sale. Accepting knowledgeable professional guidance is critical to preparing a home for sale in a way that truly brings in better offers, sooner.
